Selling Process

Selling your home or investment property is one of the largest financial decisions you will ever make and understandably, it can be a stressful and difficult time.  

Many people only sell property once or twice in their lives, so they are unfamiliar with the process and can get confused by all the conflicting advice they receive. By selecting us to manage the sale of your property, we will assist with the following:-

Step 1 - Needs Analysis

  • We discuss your individual situation in detail to determine your needs in selling. Some important things to consider are: your preferred method of selling, time frame (have you already purchased and need to sell by a certain date), whether you have tenants and want to sell with a lease or with vacant possession, or if you want to arrange renovations prior to the sale.

Step 2 -  Agent Valuations and Proposals

  • On your behalf, we organise a number of agents to inspect your property and provide a detailed marketing proposal and valuation for your consideration.
  • In our daily dealings in buying and selling real estate, we deal with many agents and only shortlist agents we feel have the experience, expertise and credentials to sell your property for the best price.
  • Using our comprehensive sales databases and experience, we provide you with our expert opinion on the estimated market value of your property. This allows you to determine which agents inflate your market valuation in order to secure your business.

Step 3 - Agent Selection and Documentation

Once we have together decided on the preferred real estate agent, we assist you with the relevant documentation and decisions on a number of important factors including: 

  •  Method of Sale - Auction versus private sale, set sale, etc
  • Commission payable - Negotiating the best commission rate with the agent,
  • Time Frames - When the property will be available (e.g. after renovations, personal commitments, tenant notice), auction dates if applicable, time required to organise renovations.
  • Agent's Authority - We liaise with the chosen agent to prepare an authority to sign and all other relevant paperwork.
  • Marketing Program - We work with the agent to determine the most appropriate and cost effective marketing campaign to suit your budget. Often agents will recommend expensive marketing campaigns that may not be best suited to your needs.

Step 4 - Presenting Your Property For Sale

  • When selling, it is imperative to present your property in the best light. We make recommendations and provide valuable tips to improve your property's presentation, giving you the best chance to achieve a better sale price.
  • Should you wish to make alterations or renovations to your property, we can arrange quotations from our experienced, qualified network of tradespeople. We can also recommend a number of excellent furniture hire companies that can improve your property's presentation.

Step 5 - Marketing

  • We will liaise with you and the agent to organise photos of your property for marketing purposes once the property has been prepared and presented for sale.
  • Copy for the advertising and boards will be proofed by us and yourself with recommendations and appropriate changes made. 

Step 6 - Inspection Times and Appointments

  • We will liaise with the agent to organise inspection times and appointments that best suit your schedule and maximise your property's exposure.

Step 7 - Contract Preparation / Vendor's Statement

  • You will be required to have a solicitor or conveyancer prepare a vendor's statement (section 32) and a Contract of Sale for a sale by auction. We can recommend an experienced solicitor / conveyancer if you do not have a preferred choice.

Step 8 - Buyer's Feedback / Offers and Negotiations

  • As your independent advisor, we will provide feedback on how the market is performing on a weekly basis and liaise with both you and the agent to provide weekly feedback from buyers.
  • We will provide regular feedback and updates during the course of the sales campaign.

Step 9 - Offers and Negotiations

  • All offers will be presented through ourselves and we will negotiate on your behalf with the agent. If the property is being auctioned, we will be by your side at the pre-auction meeting to assist in setting your auction reserve price and be present on the day to help you make the right decisions.

Step 10 - Settlement

  • We are there all the way through to settlement and liaise with your solicitor / conveyencer to make sure everything is on track.
